Transaction Map Details

Step 1:  Select your Mortgage Officer & Realtor


Step 2:  Buyer Consultation

Discuss needs with your realtor such as financing options, real estate goals, and current market conditions.


Step 3:  Pre-Approval

Finish your file! Don't shop until you know what you can afford.


 Step 4: Home Previews

After your consultation, your realtor will work to find your dream home!


 Step 5: Make an Offer

And then there was 1! Review disclosures if available and make an offer.


Step 6: Offer Accepted!

Once your offer is accepted, your contractual timeline kicks off.


Step 7: Escrow Due

This is typically

within 3 days from effective date.


 Step 8: Loan Application Due

This is typically within 3 days from effective date.

 

Step 9: Inspections

Your realtor will recommend a home inspector for you to schedule. 


Step 10: Bind your insurance

Step 11: Processing

Loan goes into underwriting and title work will be ordered.


Step 12: Appraisal

Once the loan officer collects the fee, they will book the appraiser. Sometimes a survey is also necessary.

 

Step 13: Out of Underwriting

In order to proceed, there may be conditions to meet on the loan.

 

Step 14: Closing Disclosures

At minimum within 3 day from closing date.


 Step 15: Approved

Clear to close is issued from lender, documents go to the title company, wire instructions are given, closing platforms confirmed.


 Step 16: Closing Day

Wire, walk through, funding, keys.
